The brokerage view
Five questions, answered on one screen.
Leadership currently answers these by asking people. Terriv answers them from the files themselves. Every line below carries where it actually stands today.
- Volume How many transactions are open across the office, and which stage each one sits in.
- Workload How those files are distributed across agents, coordinators and offices, and where one desk is carrying more than it can clear.
- Deadlines Which contract dates fall this week, read from the dates written inside the executed documents.
- Files at risk Which transactions have a date approaching with the required item still missing.
- After hours What arrived overnight from the systems the brokerage has connected. Email, calendar and transaction systems are switched on per brokerage under written terms.
- The screens The brokerage screens below run on sample data and show the layout and ordering. Every file, name, party and date in them is fictional.

An exception list is worth exactly what the reading behind it is worth. Every item points back at the clause or the missing document it came from, and nothing is tracked until a person confirms it. Until document reading works, this screen has nothing to read.
Roles
Everyone sees what their job needs.
Access is designed to follow role. Each brokerage sets who is shown what, and broker-level controls cannot be delegated below the broker.

One thing the role model rules out on purpose: there is no consumer role. Nothing reaches a client from Terriv, and client communication stays where it is today.

Terriv was started by two licensed Pennsylvania real estate agents who still work transactions.
Nick Sawick

Nick still works transactions and still does the file review by hand, week in and week out. The company-wide view described on this page is drawn from the one he kept wishing his brokerage had.
Matt Cholaj
Co-founder · Licensed Pennsylvania agent
Matt works his own deals and checks every screen on this site against what a file he has actually closed would require. He is building the tool he wanted at his desk and could never buy.
Terriv is not a software company that discovered real estate. Nick and Matt both hold active Pennsylvania real estate licenses. Neither of them is running a brokerage on this software, because it does not run yet.
